POSITION SUMMARY: Coordinate projects requested by United States Government (USG) tenants and manage the overall bid process.Manage the Request for Proposal (RFP) process ensuring that qualified contractors are utilized in the bid process and performance of work.Ensure that security requirements established by the USG are met and maintained to include but not limited to OSHA, US Army Corps of Engineers safety requirements, etc.Update progress on projects weekly and communicate project information to appropriate parties.Ensure quality customer service to the tenant, vendors, contractors and internal contacts.
ESSENTIAL FUNCTIONS: - Coordinate USG projects, determine a scope of work through information provided by the USG and contractors including timing, access (coordinate site visits) and escorts.
- Maintain and monitor quality of contractors and ensure tenant satisfaction.
- Administration of all project requests and coordinate pricing with vendors and USG based on requirements.
- Maintain and manage all security requirements for projects with Project Engineer.
- Inspect all projects on a periodic basis to ensure that projects are properly maintained, and quality of service is being provided with Project Engineer.
- Provide coordination with Project Engineer to inspect, maintain and review project progress and schedule.
- Coordinate with operating partners/contractors and Project Engineer to ensure job safety standards are maintained at all times in compliance with company and government regulations.
- Prepare and send out requests for proposals (RFP) and contract bid forms for submission to contractors.
- Monitor current contracts.
- Evaluate and approve qualifications of contractors.
- Maintain and update approved vendor and contractor list, and track cost on the projects.
- Provide recommendations to the USG as part of the RFP award/selection process.
- Communicate weekly with USG or their designee and onsite CDP staff regularly to ascertain their level of satisfaction with service.
- Answer all questions and/or respond to problems and complaints.
- Provide weekly and monthly reports as needed and hold monthly project meetings.
- Provide emergency on call service to respond to problems that occur and provide direction to CDPstaff and/or subcontractors
- Review, approve and properly code invoices for services performed.
- Prepare and submit tenant bill backs to USG, and additionally prepare and submit contracts and PO's in Yardi and Kahua.
- Ensure Property Accounting receives required documentation for statement preparation.
SECONDARY RESPONSIBILITIES: - Assist Property Management as needed with USG project coordination.
- Coordinate the quality control process including tracking and monthly feedback for internal vendors.
- Back up support to Property Assistants in the office.
- Perform other job-related duties as assigned.
QUALIFICATIONS: Education - High School Diploma or equivalent.
Professional Experience - - Minimum of two years of relevant experience.
- Experience with government procedures and policies preferred.
- Experience with project management in the construction industry preferred.
Computer Skills - - PC proficiency to include (to include but not limited to) Microsoft Office applications (Word, Excel, Outlook, etc.) and ability to learn company specific software.
- Ability to adapt to new or changing software programs.
Mobility - Occasional travel may be required.

- Strong verbal and written skills preferred.
- Ability to prepare and manage projects, bids, and invoices.
- Required to carry and maintain appropriate government credentials.
Pay Range: $37,500 - $77,500
